We make decisions, and those decisions turn around and make us. If you're considering bettering your life through the use of Non-Domestic Energy Performance Assessors, then help yourself shape the effect you want. Too many people deal with life like it’s a raffle ticket. If you wait in the wings for long enough, your number will come up.
An EPC can be produced for the whole building or any building unit, which is designed or altered for separate use. A building unit designed or altered for separate use could be indicated by the accommodation having its own access, separate provision of heating and ventilation or shared heating and ventilation, but with the ability by the occupier to independently control those services. An example might be a self-contained flat in a building. It is a legal requirement to have a valid EPC whenever a building is sold, rented or constructed. The certificate is your proof of how energy efficient your property is, as well as showing any potential savings on energy costs. Energy efficient homes sit higher up on the Energy Performance Certificate (EPC) rating scale, typically in grades C up to A. EPCs not only tell you your home’s current energy efficiency rating but also its potential rating, giving you an improvement to work towards. All non-domestic EPC’s must be performed by an accredited Low Carbon Energy Assessor and lodged on a central register. The Low Carbon Energy Assessor is also required to visit the site to verify the installation reflects the as-built information. After the survey, and on receipt of all as-built information, the EPC can then be lodged on the central register and will be issued. Clarify if the EPC regulations apply to your building or lease. Whilst most commercial properties and lettings are affected, some are exempt e.g. listed buildings (provided that it can be established that the energy improvements would unacceptably alter their character or appearance) or properties that are let for less than 6 months or more than 99 years. By making even small changes to the energy performance of each building we can help reduce the emissions and environmental impact of our energy usage. Each EPC Certificate will have the current EPC rating of a building and the anticipated rating that could be achieved if changes were made.As part of the government’s target to reduce emissions to net-zero by 2050, in April 2023 the property sector will be hit by the next stage of the rules on EPCs and Minimum Energy Efficiency Standards (MEES). As a homeowner, you are making a long-term investment in a property. So regardless of whether you are living in it yourself, or renting it out, you’ll want to make sure your house is energy efficient. From the 1st April 2018, MEES regulations will apply to landlords / property owners upon the granting of a lease to a new tenant and lease renewals to existing tenants. In order to comply, all properties must meet MEES by undertaking permissible, appropriate and cost-effective improvements, unless exempt. Property with the best ratings are more attractive to potential tenants and buyers as they are cheaper to run. Not having a valid Commercial EPC can be a real inconvenience for both owners and property agents. Formulating opinions on matters such as epc commercial property can be a time consuming process.
UK Legislation
When buying, selling or renting your property, an EPC rating is key as it gives you an idea of how much energy bills will cost; the carbon emissions that the property emits; and ultimately, provides recommendations as to what you can do to improve its energy efficiency. An energy assessment is a legal requirement that applies to the majority of commercial buildings. If you’re unsure whether you require a commercial EPC or would like to discuss the benefits, then contact your local EPC specialists for further advice. Commercial property can be a lucrative investment, but it's important to choose the right EPC provider. This can be a difficult task, but it's essential to get the right team on board to make your project a success. Make sure to do your research and choose a provider with a good reputation. If you need an EPC, contact a member of an 'approved organisation' (AO). These organisations have been chosen as their members have the skills and expertise needed to produce an EPC. They can make suitable recommendations for improving the building's energy efficiency. As a result of an EU Directive, it is law for all domestic and commercial properties to have an energy performance certificate (EPC) carried out before the property can be marketed for sale or rental, and if it is leased or rented an 'E' Rating must be achieved for it can be legally rented out. A solid understanding of mees makes any related process simple and hassle free. For now, government estimates show that around 18% of commercial properties are in the EPC ‘F’ and ‘G’ rating brackets, with 80% to 90% of London’s stock currently rated ‘C’ or below, leaving it open to devaluation by institutional investors in the future. Choosing a more energy efficient property will help to safeguard tenants' health and wellbeing by providing warmer, more desirable homes with lower running costs. If tenants are spending less on fuel bills, this could help to reduce the possibility of rent arrears. Finding an energy efficient home could also mean that tenants stay for longer, providing more stable rental income for the landlord. It is up to the EPC assessor producing the report to use his/her best judgement, taking into account the building, business activities and long-term aspirations, to suggest the most appropriate recommendation measures. If done properly, this process can produce genuine value added insight on energy efficiency to the intended users of that particular building. Since 2018, minimum energy efficiency standards (MEES) must be met before commercial property can be let in England and Wales. Different requirements apply for Scottish properties. MEES requirements also apply to residential properties, though these are outside the scope of this article. An EPC includes recommendations on how the energy performance of the building can be improved (to reduce running costs) together with an indication of the payback period. There is no statutory requirement to carry out any of the recommended energy efficiency measures stated. Can a commercial epc solve the problems that are inherent in this situation?

If you are renting or selling your property as of the 1st of October 2008 you will require an energy performance certificate also known as an EPC. This is required before marketing of your property can commence. The EPC lasts 10 years and is carried out by one of our accredited energy assessors. This certificate is fully compliant and can be used with any estate agent. Non Domestic Energy Advisors are often responsible for assessing really big buildings with high energy consumption therefore making a big impact on environment. It might feel very rewarding to be able to make such important and beneficial decisions. The Minimum Energy efficiency Standards (MEES) legislation requires a rating of level E or better for domestic and commercial rented properties, this is confirmed by the EPC, and if the rating is below E then actions to take to improve the energy performance of the building can be implemented. With relatively simple changes such as insulation, lagging pipes and energy efficient light bulbs, you can not only increase your property price for sale, but also reduce your energy bills while you live in it. Those looking to stay for a longer time will see greater benefits from investing in insulation, or in renewable energy sources such as solar panels and biomass boilers. We fully recommend looking into all the ways to increase your EPC and then getting an updated certificate to reflect the improvements. When you get an EPC completed on your property, recommendations for how to improve it are included on the certificate itself. This is coupled with the approximate cost of making the improvement and the estimated number points it would improve your EPC by. If you’re looking for a quick sale at the best price, it might be worth discussing with your estate agent whether they think the recommended upgrades are worth considering. You may be asking yourself how does a non domestic epc register fit into all of this?Although not required by law, getting a domestic EPC is a great way to get to grips with how you could make your home more efficient. Knowing the best ways to improve your home’s energy efficiency can be a bit alienating for the ordinary homeowner, so it’s useful to have a guide of what to think about. If you make the changes suggested (some of which, like insulation, are fairly cheap), you could find it cuts your bills significantly, and your home could be more comfortable too. It's essential that the assessor you work with is accredited, as it will ensure that your certificate has a legal foundation should anyone attempt to question it. A professionally accredited domestic energy assessor will issue your Energy Performance Certificate (EPC), as it's not a task that you can carry out yourself. An EPC is a certificate that tells you how energy efficient a building is by rating it from A (very efficient) to G (very inefficient). It contains information about how the construction of the home affects its energy usage and will tell you how expensive it is to heat your property and what its annual carbon emissions are likely to be. Installing LED light bulbs is a quick and cost-effective way to improve your rating. If your property's EPC is hovering between E and F, it may only require switching from old-fashioned incandescent or halogen light bulbs to LED bulbs to raise the rating by a point or two. An Energy Performance Certificate is required for properties when constructed, sold or let. The Energy Performance Certificate provides details on the energy performance of the property and what you can do to improve it. Conducting viability appraisals with respect to mees regulations is useful from the outset of any project.
Changing EPC Regulations
An EPC is a survey that ranks your property on a scale of A to G – so there is no pass or fail, just better or worse. But if it’s low, tenants may be less likely to consider renting your property, due to the associated costs, particularly as rising energy prices are an ongoing issue. When a building or building unit is offered for sale or rent, the asset rating of the building in the EPC must be stated in commercial media where one is available. This would include, but is not restricted to, newspapers and magazines, written material produced by the seller, landlord or estate or letting agent that describes the building being offered for sale or rent or the internet. There are a handful of scenarios under which you would not require an EPC. For example, if your property is listed, protected, or in conservation area, some energy-efficient improvements could unacceptably alter the appearance of the property. If you’re in doubt, check with the local authority’s conservation officer.
